Buy a house in Palm Beach before it lists

A beach suburb between two creeks where four in ten homes are detached houses and the best streets rarely reach a portal. Register a buyer brief and hear about Palm Beach property first.

How do I buy a house in Palm Beach, Gold Coast?

The quickest route is a buyer brief. Palm Beach runs from Tallebudgera Creek to Currumbin Creek, with about 16,300 residents and roughly 8,350 private dwellings, so there is far more stock here than in Bilinga or Kirra, but the houses close to the beach are tightly held. Tell us your budget, the type of home you want and your timing, and Breige puts the right owner in front of you before a public campaign starts. You still run every normal check, and pay 2% only if you buy.

What is actually for sale in Palm Beach

Houses and apartments in almost equal measure. At the 2021 Census, 40.9% of Palm Beach's occupied dwellings were separate houses and 38.4% were flats or apartments, with another 19.8% townhouses or semi-detached homes. That is a much broader mix than the unit-heavy suburbs further south, which is why "buy a house in Palm Beach" is a realistic search here rather than a hopeful one.

Where the houses are. Detached homes dominate the grid of numbered avenues between the Gold Coast Highway and the Pacific Motorway, and the streets backing onto Tallebudgera Creek and Currumbin Creek. Apartments cluster along Jefferson Lane and the beachfront. Owners on the creek and beach streets are the people most likely to prefer a quiet sale.

Who you are buying from. Palm Beach has a median age of 39, and 60.6% of homes are owner-occupied (28.5% outright, 32.1% with a mortgage). Many sellers are families upsizing or downsizing within the suburb, and they tend to respond well to a credible, pre-qualified buyer introduced directly rather than a six-week public campaign.

Living in Palm Beach

Where it is. Palm Beach is bounded by Tallebudgera Creek to the north, the Coral Sea to the east, Currumbin Creek to the south and the Pacific Motorway to the west. It sits about 19 km south of Surfers Paradise and 92 km from Brisbane, with Burleigh Heads, Elanora, Currumbin Waters and Currumbin as its neighbours.

The beach. The whole eastern edge is sand, patrolled by three surf clubs: Tallebudgera in the north, Pacific in the centre and Palm Beach Surf Club, established in 1930, in the south. The 2019 Palm Beach Shoreline Project added beach nourishment and an artificial reef for coastal protection and surfing.

Schools and transport. Palm Beach State School and Palm Beach Currumbin State High School are both inside the suburb. The Gold Coast Highway runs along the eastern side, the Pacific Motorway along the west, and Palm Beach Avenue links the two. Translink bus routes 700, 765 and 777 serve the suburb. Gold Coast Light Rail Stage 3 ends at Burleigh Heads; Stage 4 planning was stopped by the Queensland Government on 1 September 2025.

Also here. Palm Beach Aquatic Centre, Salk Oval and the Mallawa Sports Complex, plus the Neptune Royal Life Saving Club, which has patrolled Tallebudgera Creek since 1959.

How buying off-market in Palm Beach works

  1. Register a buyer brief. Budget, property type, must-have streets and timing. It takes a few minutes and costs nothing.
  2. We match it. Breige holds conversations with Palm Beach owners who would sell privately for the right buyer. Your brief is checked against what is quietly available.
  3. A private introduction. You see the property before any campaign, without an auction queue or portal alert competing with you.
  4. Contract and cooling-off. A private treaty contract in Queensland carries a 5 business day cooling-off period for the buyer (Queensland Government, updated 12 May 2022). Use it for building and pest, finance and a contract review.
  5. 2% on success only. The procurement fee is payable only if you buy through the service.

Buying in Palm Beach: questions answered

How do I buy a house in Palm Beach, Gold Coast?

Register a buyer brief with your budget, property type, must-have streets and timing. Off Market Properties checks it against Palm Beach owners who would sell privately and introduces you before any portal listing. You then run normal finance, building, pest and contract checks, and pay a 2% procurement fee only if you buy through the service.

Are there houses for sale in Palm Beach, or is it mostly units?

A real mix. At the 2021 Census, 40.9% of occupied private dwellings in Palm Beach (Qld) were separate houses, 38.4% were flats or apartments and 19.8% were townhouses or semi-detached homes. Detached houses are most common in the streets between the Gold Coast Highway and the Pacific Motorway; apartments cluster along the beachfront.

Is this Palm Beach in Queensland or New South Wales?

Queensland. This page covers Palm Beach on the southern Gold Coast, postcode 4221, between Tallebudgera Creek and Currumbin Creek, about 19 km south of Surfers Paradise. It is a different place from Palm Beach in Sydney's north, which Off Market Properties does not cover.

How does the cooling-off period work when I buy in Palm Beach?

Queensland gives buyers of residential property a 5 business day cooling-off period, starting the day you receive the contract signed by both parties and ending at 5pm on the fifth business day. If you withdraw, the seller may keep up to 0.25% of the price. Auction sales are exempt. An off-market private treaty sale is covered.

What does it cost a buyer to use Off Market Properties in Palm Beach?

Nothing to register. Buyers pay a 2% procurement fee only on a successful purchase made through the service. There is no subscription and no charge for introductions that do not proceed.

Do I still need building, pest and legal checks on an off-market purchase?

Yes. A private introduction changes how you find the property, not the due diligence you owe yourself. Building and pest inspections, finance approval, a contract review by your solicitor or conveyancer and a valuation all still apply, and the Queensland cooling-off period gives you time to complete them.
